For most Singapore offices, shops, F&B outlets and salons, commercial-grade vinyl is the practical flooring choice — and rigid SPC is the workhorse for high-traffic, high-impact spaces. It is hard-wearing, waterproof, fast to install (often after-hours), and easy to maintain, which keeps both downtime and long-term costs down.
Commercial floors take far more punishment than home floors: trolleys, stilettos, chair castors, spills, dragged furniture and a constant flow of feet. The flooring has to survive all of that, look presentable for years, and be quick to fix if one area wears. That combination is exactly where vinyl earns its place in Singapore’s commercial fit-outs.
Why vinyl, and why SPC, for commercial spaces
Vinyl gives you a waterproof, scratch-resistant, dimensionally stable floor at a sensible price, with the look of timber or stone. For commercial use the key upgrade over residential vinyl is the wear layer — the clear protective top layer that takes the abuse.
SPC (Stone Plastic Composite) is the go-to for demanding commercial environments because its dense stone-plastic core is rigid and very resistant to denting and point loads. That matters when heavy shelving, display units, kitchen equipment or rolling trolleys live on the floor all day. Commercial-grade LVT (Luxury Vinyl Tile) is also a genuine option — it handles traffic with a softer, warmer, quieter feel underfoot — but where impact and rigidity are the priority, SPC’s stone core gives you more margin.
What to look for in commercial vinyl
Not all vinyl is built for business use. Before you commit, check these specifications — they are what separate a floor that lasts a lease term from one that looks tired in a year.
| What to check | Why it matters | What to ask for |
|---|---|---|
| Wear layer thickness | The clear top layer that resists scratches and abrasion; thicker lasts longer under traffic | Commercial-grade (e.g. ~0.5 mm / 20 mil), not a thin residential wear layer |
| Commercial wear/traffic rating | Indicates the floor is rated for heavy footfall, not just home use | A heavy-commercial classification suited to your traffic level |
| Slip resistance | Critical for safety in F&B, kitchens, entrances and salon wash areas | An appropriate anti-slip rating for wet or high-spill zones |
| Fire performance | Commercial premises have fire-safety expectations for finishes | Documented fire rating where the use or authority requires it |
| Acoustic underlay | Reduces footstep noise in offices and multi-tenant or upper-floor units | Attached or added acoustic underlay where noise matters |
| Core type | Rigid resists dents and bridges minor subfloor unevenness | SPC for high-impact areas; commercial LVT where comfort/quiet leads |
We will match the specification to your actual environment during a free site visit — a quiet office and a busy bubble-tea outlet need very different floors, and we would rather over-spec the traffic zones than have you replace them early.
LVT vs SPC for commercial use
Both are vinyl and both can be specified to commercial grade. The difference is in the core, and that drives where each one fits:
- SPC: rigid stone-plastic core. Best for heavy traffic and impact — retail floors, F&B service areas, entrances, anywhere with trolleys, heavy fixtures or constant footfall. Firmer underfoot, very stable, forgiving of minor subfloor dips.
- Commercial LVT: flexible PVC core. Softer, warmer and quieter underfoot, which suits private offices, consultation rooms, clinics and salon styling areas where comfort and acoustics matter. It still handles traffic at commercial grade, but needs a flatter subfloor than SPC.
In practice many fit-outs mix both — SPC in the public, high-traffic zones and commercial LVT in the quieter back-of-house or client rooms. For a fuller breakdown of the two cores, see our guide on SPC vs LVT.
Installing with minimal business downtime
For a business, downtime is the real cost — a closed shop or office floor is lost revenue. Vinyl is well suited to low-disruption installation, and we plan around your operations:
- After-hours and weekend installs: we work evenings or non-trading days so you open as normal.
- Phased / zoned rollout: we floor one area or floor at a time, so part of the business keeps running while another section is done.
- Overlay where suitable: if the existing floor is level, sound and dry, laying vinyl over it avoids the noise, dust and debris of hacking — and gets you operational faster.
Because our installers are in-house — not subcontracted — we can commit to a schedule and hold to it, which is what matters when you have a reopening date to hit.
Maintaining commercial vinyl under heavy traffic
One reason vinyl wins in commercial settings is how little it asks of you. To keep a high-traffic floor looking sharp:
- Place entry mats at doorways to catch grit — abrasive dirt is the main enemy of any wear layer.
- Sweep or dust-mop daily in busy areas; damp-mop with a pH-neutral cleaner. Avoid harsh solvents and excessive water.
- Fit felt pads or proper castors under movable furniture and equipment to prevent point-load damage.
- Clean spills promptly in F&B and salon areas to protect both the floor and slip safety.
Maintained this way, commercial vinyl typically delivers a long service life — generally in the region of 10–20 years depending on grade and traffic — and individual planks can be replaced if one zone wears, without redoing the whole floor.

FAQ
How long does a commercial vinyl install take?
It depends on floor area, subfloor condition and whether we overlay or hack. Many spaces are completed in a few working sessions, and we schedule after-hours or in phases so your business keeps running. We confirm a firm timeline at the free site visit.
Is SPC or LVT better for a busy F&B outlet?
For service areas, entrances and anywhere with trolleys, spills and heavy footfall, rigid SPC is usually the safer pick. Commercial LVT can suit quieter dining corners or back-office rooms where comfort and noise matter more than impact. We often specify a mix.
Can you install over our existing commercial floor?
Often yes, if the existing floor is level, sound and dry — and a moisture test confirms it. Overlaying avoids demolition noise and debris and gets you trading again faster. If the substrate is uneven, hollow or in a wet zone, we will advise hacking instead.
Do you offer payment flexibility for fit-outs?
Yes. We support Atome interest-free instalments (S$300–2,000, three interest-free payments) alongside transparent direct pricing, so you can manage cash flow during a fit-out. We will lay out the numbers clearly in your quote.
